Green Communities: Urban Commons

Urban Commons is a unique concept underway in Dallas that pairs modern architects with trusted builders for a sustainable community. Located in north Lake Highlands at the hub of LBJ, Forest Lane, and Technology Row, Urban Commons is a commons-based master plan that brings the area’s natural setting to life, complete with branch creek waters and trails throughout—all designed to be self-irrigating and low impact. Diane Cheatham, developer of Urban Commons, began building modern homes in the early 1980s before “modern was a thing,” she says.

“I was out on a limb then, but today, modern is where it’s at,” Cheatham says. “There is a group of people who are very design sensitive and want to be in an architect-designed neighborhood at an approachable price range. In addition, they want to be part of a community that shares their values regarding sustainable living—the buzzword of our time.”

More than 40 percent of Urban Commons is dedicated to community space. Home sites are small by design. A winding creek on the south side of the community with a walking path, homes with inviting front porches, central meeting spots for afternoon cocktails and barbecues, a large common area, and homes grouped in pocket parks based on the colors of nature are just some of the ways homeowners who live in Urban Commons can enjoy the intentional connection between home and nature. “All of these things together create a tight-knit neighborhood among people who want to live a more sustainable lifestyle,” Cheatham says. “People want to live in a modern environment but still be able to make a green statement. There was a time when people thought building sustainably cost too much money. Now people understand its importance and don’t even question it.”
